360 Virtual Tours Here to Stay
Studies show virtual property tours increase sales prices and during COVID-19 are more important than ever.

A recent study by the University of Iowa and published by Radio Iowa found that listings with virtual home tours in California drew prices two to three percent higher than similar homes without tours. With the median-price home here in Austin running at $409,000 that a considerable boost - more than $12,000. Yet, according to the researchers only 19 percent of the listings they studied included a virtual tour. While it's likely that agents using a virtual tours might be better marketers in general, that kind of potential impact, seems like a no-brainer to me to add one to your property listing. Still not sure? Realtor.com statistics report that listings with virtual tours receive 87% more views than listings without tours (including those with still photos alone), and that 54% of buyers who use the site will not look at properties that don’t include virtual tours. Importantly, many buyers feel safer touring a home virtually during our scary pandemic.
